As a property manager and a landlord, I can't recommend this firm enough. I have worked with Jeff Sprigg for years, and his knowledge of landlord-tenant law and the Texas Property Code have been instrumental in resolving multiple, diverse situations. To date, we have always prevailed in court with Jeff. In addition, I appreciate his honest and no-nonsense approach to problems—he will suggest what he thinks is the best route to take, even if that route doesn't require an attorney. I've also had some interactions with Craig Novak since the firm was formed, and have found him to be an impressive attorney as well. Great firm, great attorneys.

My initial consultation with Mr. Sprigg and Mr. Novak was informative and straightforward. I was presented with the options and risks, my questions were answered, and I did not feel rushed. Mr. Sprigg helped me throughout my case to a successful resolution. Despite being the little guy in my case with a small issue in comparison to much larger and lucrative cases they handle, I was never made to feel that way. Responses to my questions were timely, clear and direct, and I felt reassured that the right team was in my corner. Highly recommend.

    Real Estate Law, Explained
    • How to resolve a contract dispute?
Contract disputes can often be resolved through negotiation or mediation, where a neutral third party helps facilitate a settlement. If disputes can't be resolved amicably, legal actions such as arbitration or a lawsuit may be necessary. It's useful to have dispute resolution mechanisms included in the original contract to guide the process.
    • What is force majeure in contracts?
Force majeure is a clause that frees parties from liability if unforeseen events prevent contract performance. Events such as natural disasters, war, or other 'acts of God' typically qualify. The clause helps protect parties from breach claims when uncontrollable circumstances make fulfilling obligations impossible. Its specifics, however, must be well defined in the contract.
    • Why are written contracts important?
Written contracts provide clear, physical evidence of the terms agreed upon, reducing misunderstandings. They serve as documentation that can be used to resolve disputes and are generally required by law for certain types of agreements. Written contracts help both parties understand their obligations and preserve a professional relationship.
    • What makes a contract valid?
A valid contract requires an offer, acceptance, consideration, mutual intent to be bound, and parties with the capacity to contract. The agreement must have a lawful purpose and not violate any laws. Each element is crucial to ensure that the contract is enforceable and protects the interests of all parties involved.
